House Rules:

• Maximum Occupancy: Maximum of 6 guests, including children, is allowed at the property.

• Unregistered Guests: No unregistered visitors are allowed on the property at any time. Any unauthorized guests will be charged $150 per person per night. If the number of guests exceeds the maximum occupancy, a $500 overage fee will be applied. No exceptions.

• Parking: This is a shared parking area. Please park only in your designated parking spot. If you have more vehicles than the parking area allows, please park on the street. Do not park in other guest parking spots to ensure everyone has access to their assigned space.

• Check-in anytime after 4:00 pm. Our cleaners charge $50-$100 for early check-ins, please note this is highly dependent on their availability and is rarely available during the summer season and holidays.

• Check-out is at 10:00 am. Late check-out is not permitted. Any late check-out will incur a fee of $50 per half hour past checkout time.

• NO SMOKING: Smoking is strictly prohibited inside the home. Any evidence of smoking will result in a $250 fine, loss of the security deposit, and additional charges for any damages incurred.

• NO Parties: Parties are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, as the person who made the booking, will be responsible for any damages and additional cleaning fees.

• Quiet hours: This is a shared building, so please be mindful of your neighbors. Quiet hours are from 10:00 pm to 8:00 am. During this time, we ask that you keep noise to a minimum to ensure a peaceful environment for all guests. Security will be called for violators, and you may be subject to eviction without refund.

• Security Cameras: For guest safety, we have security camera/s outside the property. There is one on the porch and one in the driveway. PLEASE DO NOT TOUCH the cameras. We will levy fees of $100 to those who adjust or cover these cameras.

• Pest Control: We have monthly pest control, but due, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.

• Restricted Items: No candles, confetti, hair dye or glitter! Use of any of these will result in a $100 fee, plus charges for any damages caused.

• Showers: When showering please keep the shower curtain liner INSIDE the tub and completely closed.

• Toilets: Do not put anything other than toilet paper in the toilets. No feminine hygiene products, flushable wipes, cleaning wipes or trash.

• AC: Please refrain from setting the AC temperature more than 20 degrees lower than the outside temperature. Setting the AC excessively low can cause the coils to freeze, leading to operational issues and potential damage to the system.

• Trash: Please dispose of all garbage in the trash bins located on the side of the house. Someone comes to collect the trash once a week, you may see him enter through the side yard. If the trash is full, kindly message me to arrange a pickup.

• Items Left Behind: Host assumes no responsibility for any items left behind, and regrettably, we are unable to assist with retrieving or shipping such items.

PET RULES:

• Only dogs are allowed. A pet fee of $150 covers up to 2 dogs, each weighing 50 lbs or less. Please ensure your pets are included in your reservation. If pets are not disclosed in advance, an additional fee of $200 per pet will apply.

• Supervision: Do not leave your dog/s unsupervised in the home, if you need to leave them they must be crated. Dogs must be on leash anytime they are outside the home.

• Furniture & Bedrooms: Please do not allow pets on the furniture or in bedrooms.

• Potty Trained: Must be house-trained

• Clean up: Please make sure to pick up after them inside and outside the home and dispose of any waste in the outside trash bins.

SHARED BUILDING: This is a shared duplex with both the Upper Unit Luxury and Lower Unit Hidden Gem. While your unit is entirely private, please be respectful of the shared space and other guests in the building.

Quiet Hours: To ensure a peaceful experience for everyone, we have quiet hours from 10:00 PM to 8:00 AM. Please be mindful of noise during these times to maintain a restful environment.

Parking: Both units come with designated parking spots. Please park only in your assigned space. If you have additional cars or cannot park without affecting others’ parking spots, please park on the street. Make sure to follow any local parking regulations.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $30.00 cancellation fee) will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.
